Step One

Neighbourhood Insights

The first step in the home buying process is getting to know each other. Together we gathering insight around the neighbourhood(s) that fit your lifestyle and your budget. This means taking a deep dive into what you would like to have in your next home from the homes features to the parks, pathways, amenities, and communiting time you desire etc. From here we can determine which neighbourhoods would best fit your criteria and asess the value of the homes in each to find which areas are the most ideal for you.

Once we've gone over all the details and your must-have checklists we sign buyers brokerage, the contract that allows me to be your Realtor, and the hunt begins!

Step Two

Home Hunting

Now onto the fun part! To make this process enjoyable and seamless for my clients I set them up on a home alert, meaning that whenever a new home that meets their criteria hits the market they're immediately sent the MLS information. This ensures you are among the first eyes to see fresh properties and allows us to get a head start on viewing the ones you like. Additionally, we can view properties that you have found online along with properties hand selected by me.

As your Realtor, I'll share additional insight I have about each home and community that we view to help you form a decision that makes you the most happy now and in the future.

Step Three

The Paperwork & The Details

Now into the fine details. This is the part where working with a professional, full-time Realtor pays off.

1. Offer

I'll guide you on the best price, conditions, and other details to improve your chances of obtaining your dream home at the most fair price. My team and I will ensure the offer meets all legal requirements and leaves no critical details out.

2. Conditions

The conditions on an offer typically include an inspection and financing. A home inspection is not mandatory but can give you peace of mind knowing the home is in a good state. Financing is mandatory unless you are paying for the home in cash.  Financing is a process where your mortgage lender solidifies and approves you for a mortgage on the home. This process ensures that you can comfortably afford the home you're looking to buy and it's mortgage.

3. Negotiating

Once the offer is submitted the sellers can come back with changes. This is where my extensive current market knowledge, and knowledge about Calgary's communities strongly benefit my clients. My goal is to get you in the home of your dreams for the absolute best price possible and with the terms that make you most comfortable, and that requires tactical, knowledge based negotiating.

4. Competing Offers

If 2 or more buyers place an offer on the home it is called "competing offers". Before placing an offer in I speak with the sellers Realtor to inquire if they have any offers. If they do, I will guide you on how to create an offer that has the best chance of being chosen without stepping out of your comfort zones.

Step Four

Prepping For The Move

Congrats on your finalized offer! Now it's time to prep for possession day! This means arranging insurance and utilities for your new home. These will need to be set up to start on your possession day. You will also need to inform Canada Post of your new address to reroute all your mail. Finally, it's time to book movers and the logistics of moving into your new home. I'm here to help every step if the way, and I have trusted professionals I am happy to reccomend to make your transition as smooth as possible.
